(“STXSTA” or Lessee) to Lease Parcel No. 10-P VICORP Land, King Quarter, St. Croix, Virgin Islands, consisting of 1,194.929.9 U.S. sq. ft. or 27.43 18 U.S. acres of unimproved land more-or-less for crop production.

Lease Agreement between the Government of the Virgin Islands. acting through its Commissioner of the Department of Property and Star Time Firearms, LLC, d/b/a Precision Shooting Range (OLC No. 0242-2024) The purpose of this agreement is to lease a portion of Parcel No. IA Estate Bovoni, Nos. 1 & 2 Frenchman’s Bay Quarter, St. Thomas. U.S. Virgin Islands consisting of 72,712.61 ti.S. sq. ft. or 1.67 U.S. acres of unimproved land more-or-less. The property will be used to operate a firearm training facility and shooting range and for other related purposes.
